Alternative Septic (AOSS) Annual Maintenance Contracts
If your home has an alternative septic system, Virginia requires a licensed operator to service it every year — for the life of the system. We do the visit, fix the small stuff before it becomes big stuff, and file your state report. $300 – $600 / year.
What the law requires (12VAC5-613)
- A licensed operator must maintain your AOSS — homeowners can't self-certify. The operator's log stays with the property.
- Minimum visit frequency: at least once every 12 months for residential systems up to 1,000 gallons/day (that's nearly every home). Larger systems require quarterly or monthly visits.
- State reporting: each visit must be reported to VDH through its online system by the 15th of the following month. We file it — you get a copy for your records.
- It follows the house: the O&M manual and service history transfer to the next owner — and buyers' lenders increasingly ask for proof of an active contract during closings.
